What to Consider When Renting a Flat in Brighton

There are a few things to consider when renting a flat in Brighton. First, you need to decide what type of flat you want. Do you want a studio, a one-bedroom flat, or a two-bedroom flat? Second, you need to decide where you want to live. Brighton is a large town, and there are different neighbourhoods to choose from. The Lanes is a popular area, but it can be expensive. Hove is a quieter area, but it is still close to the beach. Third, you need to decide how much you can afford to spend on rent. Flats in Brighton can range in price from £500 per month to £2,000 per month or more.

Once you have considered these factors, you can start your search for a flat. There are a few different ways to find flats to rent in Brighton. You can look online, or you can contact a letting agent. Letting agents can charge a fee, but they can also help you find a flat that meets your needs.

Tips for Renting a Flat in Brighton

Here are a few tips for renting a flat in Brighton:

  • Be prepared to move quickly. The rental market in Brighton is very competitive, so flats can be snapped up quickly.
  • Be realistic about your budget. Don’t try to rent a flat that you can’t afford.
  • Get everything in writing. Make sure you have a tenancy agreement that outlines the terms of your lease.
  • Inspect the flat before you move in. Make sure that the flat is in good condition and that there are no repairs that need to be done.
  • Ask questions. If you are unsure about anything, don’t be afraid to ask the landlord or letting agent.

Renting a flat in Brighton can be a great experience. With a little planning, you can find the perfect flat for your needs.

The Numbers Don’t Lie:

  • Overall Average: As of January 2024, Brighton’s average advertised rent sits around £1,902 per month (pcm). This figure encompasses all property types and sizes, painting a broad picture of the market.
  • Bedroom Breakdown: Predictably, the number of bedrooms significantly impacts rent. Expect to pay an average of £1,367 pcm for a cozy one-bedroom flat, jumping to £1,807 pcm for a two-bedroom and further to £2,308 pcm for a three-bedroom haven.
  • House vs. Flat: Houses generally carry a higher price tag, with the average rent hovering around £2,573 pcm compared to £1,715 pcm for flats.
  • Location, Location, Location: As with any city, location plays a crucial role. Rents in the sought-after seaside hubs like The Lanes and Kemptown tend to be higher than in quieter, more residential areas like Moulsecoomb or Stanmer.

Beyond the Averages:

It’s important to remember that averages are just that – averages. The actual rent you’ll pay can vary considerably depending on several factors:

  • Property type and condition: Modern flats with amenities will obviously fetch more than older, basic ones.
  • Furnished vs. unfurnished: Furnished properties usually incur an additional cost.
  • Bill inclusions: Be mindful of whether bills are included in the rent or not, as utilities can add a significant chunk to your monthly expenses.
  • Tenancy length: Shorter tenancies often command higher rents.

Finding Your Affordable Anchor:

So, can you find an affordable place to call home in Brighton? Absolutely! Here are some tips:

  • Explore beyond the city centre: While charming, central areas naturally come with a premium price tag. Consider venturing into residential neighbourhoods for more budget-friendly options.
  • Sharps can save: Sharing a house or flat is a great way to split the rent and make living in Brighton more accessible.
  • Be flexible: Consider different property types and open yourself to options like studio flats or rooms in shared houses.

Ultimately, renting in Brighton requires planning and flexibility. While the city may carry a “pricey” label, by understanding the market, setting realistic expectations, and employing smart searching strategies, you can find a comfortable and affordable haven amidst the vibrant waves of Brighton.

we chose this letting agents as they chose a good bills company that is much cheaper than other agents. When viewing houses the staff were very friendly and have been very helpful in answering our questions and making the process as easy as possible.

Although I have only been renting with Harringtons for a short period of time, I have had nothing but a positive experience. From viewing to admin updates. The admin team especially are very polite and quick to respond and I have no doubt that the rest of my tenancy will run smoothly. I would recommend to anyone considering renting in brighton.

Professional communication with tenant although entirely impersonal. There was a bigger disconnect in their communication with the landlord in most cases, which seemed to be either slow or non-existent (discovered after contacting the landlord directly).Property was full of spider webs on day 1 despite apparently being professionally cleaned. Took a day off of work to clean it on move out day, leaving it cleaner than when it received but still had to pay part of the deposit for professional cleaning. It has been a while since I have rented, but I'll avoid letting agencies completely now if this is anything close to the average renting experience.
